The 3½-year permit wait was Mexican federal politics, not geology; community relations bought the approval. Only the first of two underground mines is permitted (open pit still pending); path runs from 2,000 oz/month of tailings (which pays all G&A) to "250 or 300,000 oz of gold a year."SA · STK · FA2026-AUG-11
GLDSPDR Gold Shares (physical gold — proxy row)His gold proxy and his savings bucket — "I save in gold. I regard gold as wealth itself and liquidity," and he is "fairly price insensitive" ("Would I have preferred to buy it at $4,000? Yes. Will I buy it at 4,700? Yes"). Aug-26: the driver is the real rate, not the nominal one — 8–9% true inflation against a 5.6–5.7% long bond means "you are losing 2.5," so rates and gold can rise together, "the same circumstance that we had in the decade of the '70s" and unseen since 1981. Near-term caveat stated in the same breath: "that hyperbolic chart always scares me… I'm beginning to see it in gold now." Sep-08: the buy-the-sale case stated cleanly — "although I own a fair bit of gold, I'd like to own a lot more. The fact that I'd like to own it and the fact that the price I think for the balance of 2026 will be stable to down is attractive to me," because "when people buy financial goods, they seem to want to pay more. When people buy physical goods, they seem to want to pay less." The 10-year frame is a currency mirror: the dollar loses "as much as 75%" of its purchasing power and nominal gold rises to match. And the driver is explicitly not the war — "in 50 years of studying the gold price… gold is remarkably resilient to conflict. Sep-08 — shareholder, disclosed, and the fullest account yet: the Nisga'a Nation vended its royalties and impact-benefit agreements into a public company it still controls; the KSM, Brucejack and Kitsault royalties have taken it "not just cash flow positive but on a quarterly basis profitable." Bought for two separate reasons kept separate — "a durable competitive advantage in the royalty space, which is to say greed" (no auctions) and "a social mission… that I'm very much attracted to." Overall thesis

In one line: a multi-year natural-resources bull built on decades of supply underinvestment colliding with AI/electrification demand and a debasing US dollar — so be a contrarian, "learn to love hate," and hold a 5-year horizon. As of Jul 2026 he frames it as "a cyclical low in a secular bull market": higher-for-longer US rates keep the dollar firm, so gold/silver/base-metals/energy likely stay soft through the summer — and that softness is the opportunity ("the best buying opportunity is still ahead"; a declining market "is a sale"), not something to fear. The cleanest expression is the NPV "free warrant": resource stocks trade below the 8%-discounted NPV of proven reserves (cash flow past year 11–12 is worth zero), so you get the long-tail reserve years, the commodity-price upside, and the coming AI-efficiency gains all for free ("how much AI value is priced in? Zero"). As of Aug 2026 the practical instruction is buy the beta, don't chase the alpha: after the PM-equity selloff, "Agnico Eagle, Franco-Nevada and Wheaton have been crushed, which I think for most investors is a gift from God" — the 5–10-year sector beta "is so big that you don't need to chase alpha," so most people should own the best-of-best, take zero single-company risk, and go read a book. He is personally doing the opposite (moving down the quality trail into a risk-off tape) and says so explicitly: "it's only the freaks like you and I." The Aug-06 rankings session puts numbers on the machinery: his tier-one bar is $10bn (preferably $20bn) of in-situ recoverable metal — and a million minable ounces for gold — so antimony/vanadium/titanium stories are ruled out by construction; a rating moves with the share price (Alamos cut 4→5 "based on price appreciation," restored to 4 on the pullback); and the only action left, once nothing is for sale near current prices, is buying weakness — "I have no interest in up days. It's just down days." The Aug-14 VRIC interview adds the biggest single idea in the archive, and it isn't gold: the largest copper miners need roughly $250bn just to hold production flat and "they don't have $250 billion dollars" — equity is "extremely expensive" below sum-of-the-parts and debt covers only 65–70% of a mine, so $30–75bn of the stack must come from unconventional finance, mostly precious-metals streams on copper mines. The arbitrage is a multiple: by-product silver valued as copper cash flow at 6–7× trades at 15× isolated in a stream, making Wheaton's uncapped Antamina stream from BHP "literally accretive to BHP shareholders and Wheaton shareholders simultaneously." Only a handful of firms can write $3–5bn cheques, so Franco-Nevada and Wheaton become "the architects" of syndicated facilities pulling in Triple Flag, Osisko and Royal Gold, then Ecora / Altius / Elemental. "This is a very important trend that most people aren't paying attention to at all." The Aug-11 junior run-through adds the capital-conditions read — and it cuts against the industry's own story: "almost no decent issuer in the junior market has to give up warrants to attract money," and his own lead orders in quality financings (Arras most recently) are being cut back to 50–70% of what he indicated for, which "suggests, at least for the higher quality companies, that capital is much less short than the industry suggests." The inverse is the screen: for "the lame, the halt, and the blind… the fact that they can raise money on any terms means they're overpriced," and "the sooner they go broke… the better off the industry will be." Near term he expects a fairly soft market for the balance of 2026 (equities better than metal off the Feb–Jul contraction; "August is traditionally the worst month in precious metals equity"), with the whole path hanging on a rates fork: market-controlled long rates → stronger dollar → "tough on commodity prices"; politically-suppressed rates → "you'll see gold scream. Absolutely scream." Two disciplines recur: screen management on past success at the task at hand (the whole basis for Amarc, GoGold, Latin Metals and Revival), and never chase a conference star — "form an opinion as to the value of the company and then use good till cancel limit orders." The Aug-26 David Lin interview resolves the rates fork, and it lands on the "gold screams" side: the Treasury has moved from managing the short end to intervening at the long end, funded by what he refuses to call QE — "I hate calling it quantitative easing. I prefer to call it what it is," namely counterfeiting — with the loan of freshly-printed dollars to Japan (so Tokyo could defend the yen without selling Treasuries) as the tell. The message received: "the US midterm elections… are far more important than the sanctity of the dollar," worth $4,000→$4,700+ on its own. Critically he breaks the 40-year inverse rule: with true inflation at 8–9% against a 5.6–5.7% long bond, "you are not making 5.6 or 5.7. You are losing 2.5," so nominal yields and gold can rise together — "precisely" the 1970s regime, unseen since 1981. A free-market 30-year would be 9.5% and mortgages 10.5%, "very very very hard on an economy that has come to rely on artificially low interest rates and fraud… savers subsidizing spenders," which never gets voted away because it is "four coyotes and a lamb having a vote over the lunch menu." Positioning is now stated as a three-bucket splitsave in gold, invest in GDX, speculate in GDXJ — and he is doing all three at once: adding physical gold "price insensitive," while trimming speculations up >100% in three months on the rule that "$1 to $2 is precisely half as attractive." The Sep-08 season premiere of In the Money states the whole position in one inverted sentence — near-term bearish, long-term very bullish, and buying because of it: "commodities might be challenged for the balance of 2026… as a consequence of continued strength in US interest rates" (firmer dollar, softer USD-denominated metals), while "I'm still very bullish about both precious metals and natural resources… two different but simultaneous bull markets." That softness is the opportunity, not the risk — "when you go shopping for clothes, you shop for sales… when people buy financial goods, they seem to want to pay more. When people buy physical goods, they seem to want to pay less" — so "although I own a fair bit of gold, I'd like to own a lot more. The fact that… the price for the balance of 2026 will be stable to down is attractive to me." The reversal is dated: political forces "will cause us both to manipulate the interest rate down and also to engage in quantitative easing which by the way, Amber, if you did it would be called counterfeiting," probably after 2026 — "bearish for the economy as a whole, bullish for natural resources." He also fixes the gold driver against the obvious one: "in 50 years of studying the gold price, I have learned that gold is remarkably resilient to conflict. The thing that moves the gold price is deteriorating faith in the purchasing power of the medium of exchange and negative real interest rates." The sharpest single contribution is on oil: $90 with Hormuz shut since March "reflects an artificial shortage. A shortage that could be solved by an armistice… it doesn't have anything to do with production difficulties. It has to do with politics and war" — buffered by demand destruction in frontier/South Asian markets, floating inventory, the SPR and Chinese/Japanese stockpiles, US swing supply and LNG substitution — whereas >$1bn/day of missing sustaining capital gives "by 2029, 2030, 2031… a structural shortage of oil… and we won't be able to end that shortage with an armistice." Finally the allocation rule the whole pick list is built on: buy the beta unless you are equipped for the alpha — "by 2030, 2031, you will have made enough buying the beta that you don't need to buy the alpha" (Exxon, Agnico), with the speculation offered only to "people who are fairly technically sophisticated" and warned in advance that "they're going to lose 50% of their money" if the thesis is wrong. Jurisdiction is judged on one axis with no safe harbour — "what you need to juxtapose is the nature of the risk relative to the size of the prize… every jurisdiction in the world is risky," his own worst case being "the People's Republic of California. Nobody shot me, but they delayed my permitting by 13 years."
